Ready Mix Concrete in Mombasa: What Contractors and Developers Need to Know Before You Order

Mombasa is building fast. New apartment blocks are going up along Nyali Links Road. Warehouses are expanding near the port. Homeowners are extending or fencing their plots. Almost every one of these jobs needs the same thing at some point: CONCRETE.

The question is where that concrete comes from, and how it’s made. This guide explains what Ready Mix Concrete (RMC) is, why it makes sense on the Coast, what affects the price, and how to order it in Mombasa. It’s written for the people who actually place these orders: developers, contractors, business owners and quantity surveyors.

This guide was put together by MDBL, a Mombasa-based building and civil engineering contractor working on the Coast since 1952. We’ve placed concrete on some of the region’s biggest projects, including berth works at the Kenya Ports Authority, Mombasa Oil Terminal at Kipevu & Mitchell Cotts Terminal at Kibarani. We now supply RMC directly from our Changamwe yard.

What Is Ready Mix Concrete?

Ready mix concrete is concrete that’s mixed at a batching plant to an exact specification, then delivered to your site ready to pour. You don’t mix it yourself. You don’t guess the proportions of cement, sand and aggregate. It arrives in a transit mixer, and it’s ready to use as soon as it lands.

This is different from the traditional approach, where a site team mixes cement, sand, ballast and water by hand or with a small mixer. Site mixing works for small jobs. It becomes risky and slow once a project needs any real volume.

Why Ready Mix Concrete Makes Sense in Mombasa

Coastal conditions change the maths on concrete. Three things matter most here.

Heat and humidity. Concrete cures through a chemical reaction with water. Mombasa’s heat speeds that reaction up, which shortens the time you have to place and finish concrete properly. Getting a consistent, correctly proportioned mix delivered on time matters more here than in a cooler climate.

Salt air and moisture. Structures near the ocean face more corrosion risk, particularly to steel reinforcement. A well-proportioned mix, placed correctly, helps protect that steel for longer.

Traffic and site access. Mombasa’s roads can be congested, especially around the island and the port corridor. Ordering ready mix concrete means the timing and quantity are agreed in advance, so you’re not relying on last-minute purchases of loose materials from several suppliers.

Put together, these three factors are why most serious contractors and developers on the coast now specify ready mix concrete rather than site-mixed concrete, even for mid-sized jobs.

Concrete Grades: What the Numbers Mean

In Kenya, ready mix concrete is usually described by its grade, which refers to its compressive strength in megapascals (MPa) after 28 days of curing. Higher numbers mean stronger, denser concrete, generally used where loads are heavier or conditions are harsher.

A typical range looks like this:

  • Grade
  • C15
  • C20
  • C25
  • C30
  • C35
  • C40
  • Typical use
  • Blinding layers, kerbs, non-structural fill
  • Domestic floors, garages, low-load slabs
  • Commercial floors, foundations, retaining walls
  • Raft foundations, columns, driveways, industrial floors
  • Structures exposed to heavy loads or harsh weather
  • Marine structures, piling, water-retaining works

This table is a general guide. Always confirm the exact grade for your project with a qualified engineer, and check current availability with your supplier, since not every plant stocks every grade at all times.

Why a Contractor-Led Approach to Ready Mix Matters

Most ready mix suppliers in Mombasa are, first and foremost, concrete producers. MDBL, Mulji Devraj & Brothers Ltd, came at this from a different direction. We spent decades as a building and civil engineering contractor first, working on demanding structural and marine concrete for clients like the Kenya Ports Authority, KenGen, Mitchell Cotts, etc. Supplying ready mix concrete grew out of that experience, rather than the other way round.

In practice, this means a few things for anyone ordering from us:

  • You’re speaking to people who understand concrete on site, not just concrete in a mixer. Our team has poured concrete on some of Mombasa’s largest and most technically demanding structures.
  • Our fleet is deliberately small. We run our batching plant and mixer trucks from our Changamwe yard, and we keep close, hands-on control over every order rather than juggling dozens of jobs through a call centre.
  • We’re set up for the projects that make up most of Mombasa’s construction activity. That’s foundations, slabs, boundary walls, extensions, driveways and mid-sized commercial pours, not only mega-projects.

If your project needs continuous, very high-volume pouring, talk to our team early so we can plan the schedule properly. For most residential, commercial and mid-sized industrial jobs, our setup is built exactly for this.

What Affects the Cost of Ready Mix Concrete in Mombasa

Ready mix concrete pricing isn’t one fixed number, because several things move it:

  • Higher-strength mixes cost more, since they use more cement per cubic meter.
  • Larger orders are usually more cost-efficient per cubic meter than small, frequent ones.
  • Distance from the batching plant. Delivery further from Changamwe takes longer and can affect price, and it affects how much working time you have with the concrete once it arrives.
  • Site access. Sites that are hard for a transit mixer to reach, due to narrow roads, tight gates or poor ground conditions, can add time and cost.
  • Urgent or out-of-hours orders are harder to schedule and may cost more.

Because of this, the most reliable way to get an accurate price is to speak to a supplier directly with your project details in hand: location, grade required, volume, and access conditions.

How to Order Ready Mix Concrete from MDBL

Ordering is straightforward:

  1. Call or email our team with your project location, the volume you need, and the grade if you already know it.
  2. We’ll talk through the details with you, including access to your site and your preferred delivery date and time.
  3. We confirm the order and schedule delivery from our Changamwe plant.
  4. Your concrete arrives ready to pour, with our team on hand if you have questions before or during delivery.

If you’re not sure which grade your project needs, say so. Our team, and where needed a qualified engineer, can help you work it out based on what you’re building.

Frequently Asked Questions

What is ready mix concrete?

Ready mix concrete is concrete batched at a plant to a specific mix design, then delivered to site ready to pour, rather than mixed by hand on location.

How much does ready mix concrete cost in Mombasa?

Cost depends on the grade, volume, delivery distance and site access. Contact a supplier directly with your project details for an accurate quote.

How long does ready mix concrete stay workable after it leaves the plant?

Most mixes stay workable for around 90 to 120 minutes after batching, though this varies with the mix design, temperature and weather. This is one reason accurate delivery scheduling matters so much in Mombasa’s heat.

What is the minimum order for ready mix concrete?

This varies by supplier and site. Speak to MDBL’s team directly to confirm minimum order quantities for your location and project type.

Can ready mix concrete be delivered outside Mombasa Island?

Coverage depends on distance from the batching plant and site access. Contact our team to check delivery to your specific location.

Why choose a Mombasa-based contractor for ready mix concrete?

A contractor with decades of hands-on concrete experience on the coast understands local conditions, from heat and humidity to salt exposure, and can advise on the right grade and mix for your project, not just deliver a load.
